  • Strict verification of income and cash flow statements.
  • Property must be fully occupied or have a proven rental history.
  • Maximum loan-to-value (LTV) ratio of 75%.
  • Debt service coverage ratio must be maintained throughout the loan term.

Fix-and-Flip Criteria

  • Property must be in a high-demand market with proven appreciation potential.
  • Minimum 12 months of documented repair and renovation history.
  • Target ARV (After Repair Value) must exceed the current market value by 15%.
  • Strictly limited to single-family residential properties.
  • Investors must provide a detailed project plan and budget.
